Concrete Coatings Victoria

Garage floor epoxy and concrete coatings in Greater Victoria

We grind, test and coat concrete and asphalt across the South Island. Garage floors, driveways, patios and parking lots. The prep is most of the work, which is why our floors stay stuck down through a wet coastal winter.

  • Every slab gets a moisture reading before we quote a system for it
  • Diamond grinding for prep, never a quick acid etch and a roller
  • Written scope, written cure schedule, before anyone opens a pail
  • Greater Victoria only, so we are back if something needs looking at

One crew for the whole surface

Concrete and asphalt are different materials with the same problem: they are porous, they are outside, and Victoria rains on them for eight months of the year. Water gets in, the surface breaks down from the top, and eventually you are looking at replacement instead of maintenance.

We treat the surface you already have. Concrete gets ground, patched and coated. Asphalt gets cleaned, crack filled and sealed. Same crew, same trade, one visit to look at all of it. What we do not do is pour new concrete or lay new asphalt, so if a surface is genuinely past saving we will say so rather than sell you a coating over it.

Why coatings fail, and what we do about it

Four things every homeowner asks us before they book. The honest answers all come back to the same place: what happened to the slab before the coating went down.

Will it peel

It peels when it was never bonded. Acid etch and a scrub leave the contaminated top layer of concrete in place, so the coating grips grime. We grind the slab to an open profile and vacuum as we go, so the coating keys into clean concrete.

Will it yellow

Bare epoxy ambers in sunlight. That is why the epoxy is the build coat and not the finish. A UV-stable polyaspartic or urethane topcoat goes over it and takes the sun and the tyre traffic instead.

Is it worth it over a kit

On a dry, well-prepared slab a hardware-store kit can look fine for a while. On a damp Victoria slab it lifts in sheets. The difference is thickness, mechanical prep and a moisture test, not the colour in the tin.

What the wet season does

Ground moisture pushes up through concrete, and older garages here were poured without a vapour barrier under them. We take a reading first. If the number is high, the floor gets a moisture-tolerant primer or it does not get coated yet.

How a job runs

Four steps, and you know the price and the schedule before the third one starts.

  1. 01

    Site assessment

We come out, measure the area, read the moisture in the slab and look at what is actually wrong with it. No charge, and no number quoted before we have stood on it.

  2. 02

    Written scope

You get the system we are recommending, the prep it needs, the colour or flake blend, the cure schedule and the price, in writing. If the slab needs work we did not expect, that is in there too.

  3. 03

    Prep

Diamond grinding, crack routing and filling, patching, and a full vacuum. This is the longest part of most jobs and it is the part that decides whether the coating lasts.

  4. 04

    Coat and cure

Base coat, flake if you are having it, then the topcoat. We hand back the written cure schedule so you know exactly when you can walk on it and when the car can go back in.

The surfaces we work on

Coated floors, ground concrete, sealed lots and fresh markings. These are the finishes and surface types we install, photographed on comparable work.

What you get in writing

We are a new name in Greater Victoria and we are not going to dress that up with testimonials nobody left. Here is what we put on paper instead.

The moisture reading

The actual number off the slab, on the estimate, with the system we are specifying because of it. If the reading says wait, the estimate says wait.

The prep, itemised

How much grinding, how many metres of crack routing, what gets patched. Prep is where a cheap quote hides its shortcuts, so ours is written down and comparable.

The cure schedule

When you can walk on it, when you can put the car back, and what to keep off it in the first week. Dated, for your floor, not a generic product sheet.

Where we work

The whole South Island service area. Each town has its own page covering what the local slab and driveway stock tends to throw at a coating.

Questions we get asked

The things people want answered before they let anyone quote a floor.

Book a site assessment

Tell us what the surface is doing and roughly how big it is. We will come out, take a moisture reading, and put the estimate in writing. Estimates vary with condition, so nobody quotes your slab before seeing it.

Running a strata or a commercial lot instead? Use the commercial form, which asks about stall counts and scheduling.

Get an estimate

Tell us what the surface is and what is wrong with it. We will arrange a site assessment, test the slab and put the estimate in writing. Estimates vary with condition, so we will not guess at a number before we have seen it.

So we can reach you to book the assessment.

We use what you send here to quote your job and nothing else. No mailing list.
